How Do I List My Vacation Property
From the homepage, select “Place Ad” at the top of the page. Our Butler, Miles, will walk you though the registration process. Be sure to have some property photos in .jpg or .jpeg format so you can upload those during registration.
 
If I Own a Aparthotel, can I list that property
Yes. You can list your ApartHotel, B&B, Villas, Condo, Vacation Home etc.
 
Can I list my property for free
Yes. We offer a Free listing. That would be our Deluxe listing. Just follow the directions during registration for creating a Deluxe Listing.
 
How long will my listing be posted
Our Deluxe and Elite Listings are both valid for one year from when you post them.
 
How long does the registration process take
It takes about 10/30 minutes to enter your property information. Take some time when writing your detailed description about your property listing and also make sure you include a photo for a deluxe listing, and up to four photos for an elite listing.
 
I have two vacation properties can I list both?
Yes you can list as many vacation properties as you like. You can list them as all deluxe or Elite listings or mix them up. When you login you will see all your property listings on one page so you can manage them easily.
 
How do I get rental requests for my vacation property
You will receive phone calls at the telephone number you entered during registration. You will also receive emails from users though our private email form. Emails entered into this form will be sent directly to the email address you entered during registration. You can then email the user directly to setup your arrangements.
 
Can I upgrade from my Free listing to an Elite or premium listing
Yes, login to your account and go to the “Member Area”, select the property listing you wish to upgrade.

Can I have links to my personal website in my listing
With our Elite listing you can one website link so users can view your personal website to get more details. So if you already have a website with lots of photos, users can link directly from your listing to your site to get more information.
 
Can I upload Photos
Answer: Yes, with a Deluxe Listing you have a main photo that will display in your listing. With an Elite Listing you have a main photo plus four additional photos. During the registration process you can upload photos. You can also edit your listing at anytime and upload or edit your photos in the Member Area. Photos need to be .Jpg format, which is a standard format when you take a photo with a digital camera. Photos should be X by X size for best resolution. If you do not know how to edit your photos or upload them, you can email us with your photos attached and we can add them to your listing for you. Please use the email address you registered with and also include your property Ref Number so we can add your photos to your property listing. You can email us at: Support@needaholidaylet.com
 
Can I edit my Deluxe or Elite Listing?
Answer: Yes, you can always edit your listing anytime you like. You can update rates, details, dates, photos, etc.

Secondly, you can upgrade to one of our packages which is EUR99 for a years listing with no commission, or further upgrade to our premium package for €125 per year. Additional properties are €49 per unit.
 
How much is it to advertise with Needaholidaylet.com
To add your holiday home, simply click on ‘Add your holiday home’ and complete the Contact Details form. When this form is complete you will be emailed your username and password which you can change at any stage. When you log into the system, you will be in the owners area. To change your user name and password, click on ‘Edit my Contact Details’ and type over the existing username and password. There are a couple of stages to adding your property.
Step 1 Add Property: This will bring you into a detailed form where you can put in the information about your holiday home, where it is located, details on the area etc.
Step 2 Images: Upload your property images
Step 3 Availability: Add an availability calender to your property
Step 4 Tarriffs: Multiple tariffs can be set for various times of the year.
It will take you about 30 minutes to add your holiday home. The ads will be reviewed and activated within one working day. If you need any assistance during the process we are more than happy to help. You can ask us for assistance at any time using the contact us page on the website. Once your property is activated, we would recommend that you review it to ensure that all the details are as accurate as possible.
 
How long does it take for my advert to become live on the site
We aim to thoroughly review and activate completed adverts within 2 working days (Monday - Friday 9.00am - 5.30pm).

How do I pay?
The quickest and easiest way to pay for your advert is online using a debit or credit card. Simply login to your Home Management page and select 'Make a Payment'. If you prefer you can send a cheque made payable to Laragh Properties' and send it to Needaholidaylet.com C/O StayCity, 13/14, 1st Floor lord Edward st, Dublin 8. Cheques in currencies other than Euro are subject to an administration fee of £10+ VAT. Alternatively we accept bank transfers, but please note this is subject to an administration fee of £10+ VAT. Send us an email if you would like further details regarding bank transfers.
 
Q: Are payments I make secure and do you store my payment card details?
Question for Accounts - This means we are able to accept payment online by debit/credit card for most of the world's best-known cards. We do not store your payment details on our website.
 
Q: Do I need to pay income tax on my rental income?
You will need to pay tax on income from your property. The UK has double taxation agreements with most countries to prevent you from paying twice. You will need to declare all income tax you have already paid and then pay any difference. Seek independent financial advice relating to your specific country.
 
Q: I'm pressed for time, can you set up my advert for me?
A member of our Customer Service Team can set up your advert for a €25 fee. As you know your property better than we do you will need to provide us with the information required to create the advert. Normally this is either from another website if applicable or a form which you can fill in to give us the details. In addition to the input we can translate your advert from Spanish, Portuguese, Swedish, Italian or French into English, there is an additional fee of €30 for this service. Please note that all adverts are displayed in English and you will need to be able to respond to enquiries in English - we cannot assist with your enquiries.
 
Q: What is the minimum you expect from me before my advert is activated?
We at needaholidaylet.com really want your advert to do well and be successful. We go to great lengths to ensure all adverts are in the best possible shape as your advert represent us and want to achieve as many enquiries as possible. We do have certain minimum standards which ensure the best performance for not only your individual advert but also the site as a whole. Our admin service team reviews all adverts prior to activation and will let you know if any changes are required. All advertisers receive a follow up phone call or email once the advert has been activated to help you get the most out of your advert.
 
Why we request your present address with your rental property
Here at needaholidaylet.com we need you to supply both your own residential address as well as the full address of the rental property before we can activate your advert. This information will not be displayed on your advert and will not be available to the public. It is for our internal records only. Addition, we require you to supply a landline contact telephone number on which we can contact you before activation.

We require a minimum of 5 photos on every advert, one of which must be an interior shot.

Focus on your target market - think about what would attract families to your area, what would be great for couples or groups of friends. Describe the City/ landscape /climate and atmosphere of your area. Mention seasonal events such as festivals, markets and concerts. Give useful information about the nearest shops, restaurants and markets. Be enthusiastic - think about what attracted you to buy in this location.

It is a requirement of your advertising contract with us that your availability calendar accurately reflects the current availability for the advertised property. Misrepresentation of availability of the advertised property is misleading to site users.

Q: Can I have a link out to my own website from my needaholidaylet.com?
Yes. There are two methods to aid you. If you host the link (that is, add a link on your own website back to needaholidaylet.com )then your link out is free of charge. If you would prefer not to link back to us, there is an annual fee of €25 for a non-hosting link. When you have added the link onto your website, please email us and we can confirm.

When you register with needaholidaylet.com you are given an advertiser id number and can select your own password. You can then use these at any point to logon to your account to add properties, change details, add/replace photos, pay or request activation of a new property.

There are many things you may be able to do to increase your advert's effectiveness, such as updating your calendar, keeping your prices at realistic prices, modern high quality photo’s, good property descriptions etc…
 
How much information have you provided on your page?
Needaholidaylet.com recommends to including as much information about your property and the area as possible. Be sure to include all the words and phrases that you think potential visitors to your property may search for on the web to improve your chances of your advert getting found by the search engines.
 
How well are you selling the best features of your property?
Remember the objective of your page is to sell your property - don't miss off any important attractions or features of your home.
 
Is your property appropriately priced?
Take a look at other similar properties on this and other sites to see that your are not overcharging.
 
Do you provide sufficient information to your visitors
Specifically is there enough information on pricing, availability, facilities etc. If there is an easy way to get to your area such as a cheap airline provider then tell people who they are and any useful information. Often if you don't answer visitors' questions they don't bother writing to ask, they just move on to another property that does. It is important that you have listed the correct town and region spellings on your property page, as these will affect what traffic your advert attracts from the search engines. Take a look at the 'Search by destination' page to see how other advertisers in a similar location have listed their property. If most holidaymakers don't know the name of your town but you are on the outskirts of a far more renowned town perhaps it would be best to list it under this location.
 
Q: How do I know how much interest my advert is getting?
To keep an eye on how your advert is performing click on the view enquiries section of your home management page. From here you can see the number of hits (visits to your page) you have had over the past 30 days and the number of enquiries you have had over the course of a year. You can also see exactly how visitors are finding your page by looking at your hits history. If you have an active link you can also see how many visitors have clicked out from your needaholidaylet.com advert to your personal website.
 
Q: What happens if I forget my password?
If you have forgotten your password simply click 'owner login' on our homepage and enter your email address under 'forgotten your password' to have your password re-sent to you.
